CountrySide is a sought after planned community of just under 2500 homes. There are two types of properties here: townhomes and single family homes, but the styles of each vary in size and design.

The neighborhood is a part of Loudoun County, directly off of Rt 7 and occupied some prime land that borders the Potomac River.

This community has a wide range of homes you can find for sale, and also a wide range of activities and amenities available both in the neighborhood and closeby.

If you are looking for a home in a setting close to nature and water, but also convenient to shopping, commuting, entertainment and jobs, then CountrySide should be one of your top choices.

Types of Properties in CountrySide


CountrySide’s HOA is split into smaller “neighborhood” sections, and the homes were built in the 1980s, starting in 1981 and completed in 1989.

There were a few different builders that were credited with completing the community, the biggest being national home builder Pulte Homes.

Single Family Homes

The single family homes offer a large selection of homes considering it is a planned community.

They vary in size and style. There are center hall colonials, other colonial styles, split level homes, smaller homes with a contemporary look and even some victorian style homes.

The interior square footage and bedrooms bathrooms depend on the size of the floor plan of the model you buy, some are very large and others smaller.

The lot sizes also vary. There are lots in CountrySide that are over 1/2 acre, while others are as small as 4,000 square feet. In any case, these homes have enough space for a deck and a fenced yard.

Most of the single family homes come with a 1 or 2 car attached garage.

Townhomes

The townhomes also have a lot of variety. You will find some that are 2 level, and others 3 level. Some have a garage (a few even 2 car garage) and most of the others reserved parking.

The floorplans are mostly open but you can also find some more traditional layouts. The exteriors also vary in different sections of the neighborhood.

Community Amenities


CountrySide has lots to do within the neighborhood, and for exclusive use by homeowners, tenants and their guests. Here are some of the benefits of living in the community.

• Swimming Pools

There are 2 pools within the community operated by the HOA, one at the north end of the community and one near the entrance off of Route 7.

There is also an active youth swim team, the CountrySide Waves, that has meets throughout the summer.

• Meeting & Party Room

There is space available for residents to rent for non-commercial purposes such as parties or other events. There is also a kitchenette in the space.

• Trails

The trails within CountrySide run all through the community, and allow you to get around whether you are going to visit neighbors, going to the pool, or walking to get groceries at the CountySide Marketplace, the trails lead there.

There is also some fitness stations along the way if you are working out/running.

• Fishing Pond

There is a stocked pond in the neighborhood, perfect for either strolling around or catch-and-release fishing.

Some of the homes also enjoy backing up to this pond, offering water views, especially during winter months.

• Tennis & Basketball/Sport Courts

There are tennis and basketball courts for use by residents. Multiple sports can be played on the basketball courts.

There are also some open, flat spaces including the small CountrySide Park by the entrance to the community. This is perfect for a range of sports or other activities.

• Playgrounds

There are a variety of tot lots and playgrounds for families with smaller kids to enjoy.

• Potomac River & Horsepen Run

On the north side of the community you will find Horsepen Run, a privately owned plat of land preserved for the use of CountrySide residents.

It is about 375 acres of wooded area, trails and a gravel road that runs from the neighborhood all the way up to the Potomac River.

This an awesome opportunity to hike and enjoy potomac views right within your own neighborhood if you become a CountrySide resident.

• Shopping Center

The CountrySide Commercial and Professional Center is adjacent to Rt 7 at the entry of the neighborhood. This has a wide range of stores and amenities.

Here you can find grocery, fuel, fast food, restaurants, banking, convenience stores, specialty stores, medical offices and more.

This adds to the convenience of the community and makes it so you do not have to go far to complete errands.

• On Site Management

The HOA has the management office at the front of the neighborhood in the above listed shopping center. This is great if you want to talk to someone in person about an HOA topic, pay your dues, etc.

• Schools

The public schools that CountrySide feed into are very close, with 2 elementary schools within the bounds of the property and the middle and high school just up Algonkian Parkway.

Living in Sterling


CountrySide is surrounded with things to do, places to go, shop, work and play. Here is some of what is in the surrounding area that make this section of Sterling a great place to call home.

• Dulles Town Center

This shopping mall is just across Route 7 from the neighborhood. It has a large selection of stores, from small niche shops to large department stores and lots in between. There are also some popular restaurants and entertainment.

The location makes it a quick drive away, and you can take the bus which has several stops through CountrySide. On a nice day, many homes are also walkable.

• Shopping

In addition to the town center, there are a large number of options for shopping closeby.

A 15 minute drive west on Route 7 will bring you to the Leesburg Premium Outlets, which is sought after because of the discounted price on premium brands.

There are also a large selection of different types of grocery stores in the area, restaurants and lots more.

• Sports, Gyms & Recreation

The dulles sportsplex is just a few miles down the road. This is a great facility for both youth and adult league indoor soccer and some other sports and leagues.

There are also some large gyms nearby available for membership with indoor pools, weights, classes, indoor basketball and more.

As a CountrySide resident, you are also very close to world class hiking along the Potomac River and Great Falls Park.

• Golf

Loudoun County has some incredible golf courses, many are very close to CountrySide. There are both private and public courses.

Some include Landsdowne, River Creek, Belmont CC, Algonkian and many more.

• Silver Line Metro

The Silver Line Metro rail runs from Ashburn all the way into DC, with stops in Herndon, Tysons, Reston and other VA towns.

This is a great way to commute if you would rather read, work (or nap) on a train on your way to work instead of driving.

The Ashburn station is probably the closest rail, and in favorable traffic is under 15 minutes away by car. There are park and ride lots. Another option is to grab the bus.

• Dulles Airport

Dulles is an international airport, and a main hub for travel for Northern VA. With the addition a Silver Line Metro stop, it makes it even easier to get there for a flight.

• Inova Loudoun Hospital

Inova is a large employer in this area, and this hospital is a short drive west on Rt. 7. They also have their main hospital in Fairfax County, which is driveable if you are going to be working at both facilities.

• Jobs

CountrySide is located near a multitude of small, medium and large companies. Northern has also become a popular place for technology companies to call home, both startups and big tech like Amazon.

The Dulles/Loudoun area has lots of office spaces so there is plenty of room for companies to come and go. On top of that, there are also government jobs, hospitality, retail, entertainment and much more.
