One Loudoun is an ultra convenient, walkable and attractive planned community consisting of townhomes, single family homes, condos and apartments.

The community was started in 2012, and was completed in the early 2020s. The homes were constructed by a group of recognizable builders including Kettler (apartments), Buckeye Development (condos), NV Homes, Winchester Homes and Miller & Smith.

If you are looking for a home where you can walk to restaurants or nightlife and is close to lots of amenities, take a close look at One Loudoun.

Home Styles

There are 3 primary styles of homes in One Loudoun. Townhomes, single family homes on small lots and apartments. The apartments are available only for rent.

The single family homes use their space well, and most models feature a semi open floor plan on the main level. You will get some clear sight lines and open entertaining areas, but also some more defined rooms.

There are attached garages and rec rooms/offices or bedrooms in the basement of many models. Some even have a main level office.

These detached homes are mostly brick front and have a colonial style with some modern flair. Most of the lots are under 6,000 square feet of land, which is compact, but perfect if you are looking for a small yard with limited maintenance.

Most of the townhomes at One Loudoun utilize an even more open floor plan on the main level. The kitchen, dining room and living room all flow together and tied together with a large central kitchen island.

There is, of course, some variation to this depending on the builder and the year built. Most townhomes walk into a lower level through either the front door or garage and have a room down there.

You then walk up to the main level, so they are built on a concrete slab with no below ground basement.

The condos are in a very striking modern building, and are apartment style with an elevator. The units feature open floor plans and the building has its own amenities such as a lobby and rooftop terrace.

Living in One Loudoun

• Walkability to The Town Center

One of the best perks of living in the homes at One Loudoun is the ability to walk to the town center.

There is always something to do, somewhere to eat, a specialty grocery store, gym, banking, coffee shops, a drafthouse cinema, EV charging stations, commercial space and a lot more.

Great for a night out, getting some lunch and also everyday routines.

• Community Amenities

Residents enjoy a large park between the homes and the town center, that has walking trails, a pond and some open areas great for dogs.

The Barn at One Loudoun has a large field, and an amphitheater inside the barn that hosts events and shows.

There is also an annual light show around the holidays in the field.

The Club at One Loudoun has an outdoor pool and recreation facility complete with a gym. There are also multiple sport courts outside including tennis.

• Activities for All Ages

There is a ton of things to do in Ashburn and closeby. In addition to the town center, you can find movie theaters, indoor/outdoor sport facilities, an ice rink, breweries, indoor skydiving, historic sites and more a short drive away.

And more is being added every year as development and redevelopment continue.

• Parks, Trails & Water

Ashburn is home to some great options if you are the kind of person who enjoys the outdoors.

Just to the north of the homes at One Loudoun is Bles Park, which has large open fields, playground and connects to a trail along the Potomac River.

Ashburn is also the beginning of the W&OD trail, a 45 mile trail that goes all the way to Arlington. This is a great option for a long bike ride or run.

• Shopping

Dulles Town Center is a short drive away, which has a large indoor shopping mall.

The Leesburg Premium Outlets are a great place to look for great brands at a great price, and is just up Rt 7.

There are also a large selection of various grocery stores, specialty shops and more at numerous shopping centers nearby.

• Jobs

Ashburn and the Dulles Corridor have become known as a technology hub on the east coast. There are both large and small technology companies with offices and data centers nearby.

There are numerous other employment opportunities as well. Loudoun County Public Schools are regarded as a great place to teach and work. Inova’s Loudoun Hospital is also very close.

Other industries including hospitality, construction, retail, government, consulting and more are well represented in Ashburn.

• Sports

Soccer fields, tennis, swimming, hockey, world class golf, shooting and more are nearby. The Dulles Sportsplex is a great option for Ashburnites to go join a youth or adult league.

There are multiple large golf courses nearby including Belmont & River Creek.

• Metro & Commuting

The silver line has its final stop in Ashburn, about a 15 minute drive to the south near the Toll Road. There are also multiple major commuter routes closeby, and bus stops nearby to One Loudoun.

Dulles International Airport is about a 25 minute drive south.

• Close to Rural Getaways

Sometimes, it is nice to recharge in the open air.

You can take a drive to find some great outdoor areas like Shenandoah and Middleburg. There are lots of great wineries nearby, horse country, hiking, fishing, quaint bed and breakfasts and much more to explore.

• Downtown Leesburg

Downtown Leesburg is a great place to go for an evening or day trip and has some great fine dining restaurants.

There is also a historic district that has some boutique shops and attractive buildings.
