Sterling Park is a large subdivision of single family detached homes located between Rt 7 and Rt 28 in Sterling VA.

There are more than 3,000 homes in the community, and the extended area has seen lots of development over the years adding amenities such as Dulles Town Center.

There are also 175 townhomes, Sterling Park South Townhouses, that were built by the same developers at the same time.

Sterling Park is in a prime location, surrounded by amenities and has a great history of appreciation over the years.

Home Styles & Lots

The original homes in Sterling Park were constructed between 1960-1985. United States Steel and Broyhill are credited with building a majority of the properties.

The land that makes up Sterling Park was historically farmland, along Rt 7 which was, and still is, an important road through multiple towns.

The homes have nice yards, the lots average about 1/4 of an acre. There are some that are closer to 1/2 acre. Others are a bit smaller but still give you a fenceable (or fenced) yard.

There are a few styles of homes represented. Colonial homes, ramblers and split levels are the majority. They vary in square footage, and some have a finished basement/lower level. Some are just build 1 or 2 levels built on a concrete slab with no basement.

The townhomes in Sterling Park South are 2 levels, built on slab without a basement. They are compact, but a great option as a starter home or investment property.

New Construction Homes & Additions

Sterling Park does not have an HOA (except for the townhomes), which makes it easier to build an addition on properties in the neighborhood or build a new home in place of an older one.

You still need to go through Loudoun County’s building permit process, most likely your builder or contractor will do this for you. But there is no architectural review board that is common in most neighborhoods with an HOA.

Living In Sterling Park

Sterling Park enjoys many things to do and everyday amenities very closeby. Some of these are easily walkable for some residents, others are a short drive or ride away.

• Sterling Park Golf Club

This private club is available for membership of different types and tiers. They have tournaments, leagues, a driving range, putting green, 18 hole par 54 course, a pro shop, a lounge & bar and more.

Some of the homes in Sterling Park, particularly along Maple and Holly Ave, enjoy views of the golf course as well.

• Claude Moore Rec Center and Fields

On the north end of the community, you will find Claude Moore. There is a rec center here with a fitness center, large pools for recreation and swimming laps, a climbing wall and more.

The Rec Center offers day passes, multi pass packs and also monthly or longer memberships.

There are also a large group of baseball fields beyond the rec center, which is great is you have children playing little league.

This area is a part of the larger Claude Moore Park, which has miles of trails, a community center and fishable ponds.

• Quick Access to Public Schools

Park View High School that has historically served Sterling Park is right next to the Claude Moore Rec Center, and Sterling Middle School is adjacent to the golf course.

The elementary schools are also conveniently within or right next to the neighborhood. Because of the size of the neighborhood, which elementary school serves your home depends on what street you live on.

• Shopping Centers

Sterling Plaza is just across Sterling Blvd from the golf course, making it a favorite destination of residents to find a wide range of things.

There is a selection of grocery stores including international, hardware stores, box stores, restaurants, a post office,the DMV and lots of other stores to choose from.

On top of that, there are multiple other shopping centers around the area if you want a change. Dulles Town Center is a short drive or bus ride away, featuring an indoor shopping mall.

• Commuting

Sterling Park is just around 4 miles to the Herndon Stop on the Silver Line Metro, so can be accessed by either car, bus or bike.

The silver line runs all the way to Ashburn to the west and into DC to the east, through some major towns like Tysons Corner.

As a resident it is easy to connect onto many main roads and highways quickly.

It is also a short distance to Dulles International Airport, a large travel hub for the area.
