Homes in the Mosaic District

The Mosaic District brought a spark of excitement to Northern VA when it was built in 2013.

Tucked into an area known as Merrifield, it is right where Fairfax meets Falls Church and Vienna, tucked off of the exit between 495 and 66.

The Mosaic District is different than most other town centers.

It is just south of the Dunn Loring orange line metro stop, Inova Fairfax Hospital, shopping, suburbs and major highways.

It is its own little enclave of all levels of shopping from high end brands to a large department store. It has attracted a wide variety of popular restaurants in the area.

The Angelika puts a modern refreshing spin on a night out at the movies with great food and appealing architecture.

The Angelika Film Center & Cafe. Underneath is a row of restaurants that include patio seating.

It also has a central green space and trees and an open feel that give it a comforting feeling that make you want to spend an afternoon there.

The Vision

The Mosaic District commercial space was built by Edens, with a vision for a unique area with retail, restaurants and entertainment.

The idea is what Edens, the developer, called a “small urban village”.

Edens was able to provide open green space amidst the hustle and bustle. They did this by building two parking garages instead of having a paved large parking lot.

The storefronts truly seem to be a part of the flow of open space, rather than a separate area.

Many restaurants have an outdoor space and there is a glass enclosed coffee shop as well.

Another pillar for residents that live in Mosaic District is the fact that Dunn Loring Metro is so closeby.

This makes DC as well as other parts of Northern VA accessible without a car.

Here are some I recommend you check out. These are all a short drive to Mosaic, some are walkable and the first is actually within the Mosaic District itself.

Mosaic at Merrifield

There is no better way to enjoy Mosaic than to live within it.

If you want to experience the Mosaic District as part of your everyday routine, this is the best way.

Mosaic at Merrifield Townhomes were built by EYA 2013, the same time that Edens built the retail portion of the area.

EYA specializes in luxury, modern townhome communities that are walkable to some great amenity rich areas.

One thing I really like about EYA is they have embraced green building practices so you can reduce your energy consumption in an efficient home.

The townhomes have a contemporary exterior look, with a modern open interior layout.

The townhomes have four levels, with sun decks on the fourth level for entertaining.

Four Seasons at Mosaic

Also known as Marche at Mosaic, this community was built by Vienna based builder Sekas Homes.

Sekas has built both luxury single family homes and luxury townhome communities in Vienna, Reston, Oakton and McLean in addition to Mosaic in Fairfax.

There townhomes are large, with high end finishes, modern layouts and also feature the top deck with optional fireplace built in.

They are located directly across from all the action and easily walkable. So you can go enjoy dinner and a movie and not worry about driving home.

Dunn Loring Woods

Dunn Loring Woods is located just Northwest of Mosaic, west along 66 after the Dunn Loring Metro stop.

The original homes are small, built in the 1960s. Most of them feature one level and basement with finished space.

Although they have charm, one of the most appealing part of the neighborhood is that it turns over with time.

Builders and contractors have built additions on some of the older homes. Some kept the contemporary vibe and look great.

In the late 2010s, this neighborhood started to see some homes torn down to make way for new construction.

If you are looking for a new construction single family home that is close to a metro and to the Mosaic District, this neighborhood is one to keep an eye on.

Strathmeade Square

The Mosaic District is directly to the north on Gallows Rd of Strathmeade Square’s townhomes.

The community was built in the late 1960s. It is an attractive and quaint cluster of townhomes that features brick and stone siding, en suite owner’s bathrooms and a community with a large pool and basketball court.

It also has easy access to walking/running trails, tennis courts and more.

Many of Strathmeade’s townhomes that sell have extensive renovations done, some change the layout of the homes to a more open and modern floor plan.

Halstead at the Metro

If you are looking for a low maintenance property steps to the metro and walkable to the Mosaic District, you will want to check out this complex.

Halstead is amenity rich condo building, featuring a large gym, an outdoor pool with grilling area, a party room with billiard table, business center, indoor basketball court and more.

The complex was finished in 2006 with the main attraction being Dunn Loring metro station.

However, later the Mosaic District was added which gave property values a further boost.

The condos themselves are large and open, and finished with different degrees of updates depending on who you buy from.

Westbriar Condos are across from Halstead, and are included in the above search.

There are also lots of restaurants and other amenities in Dunn Loring, including gyms, grocery and more.

Benefits of Living Near Mosaic District

Public transportation. There are many shuttles that run to the Dunn Loring metro. Even better, it is also walkable from many of the homes listed above.

Great location. Next to 2 major highways, homes near the Mosaic District enjoy easy access to other towns and parts of Northern VA.

Restaurants and entertainment. Since its opening, the creator of Mosaic Edens has attracted some of the most in demand restaurants and shops for you to enjoy.

The Angelika Film Center and Cafe also offers a unique movie going experience.

Open space feeling. If you are close enough to Mosaic to spend time there, it is a great place to hang out. It is a little escape from the traffic from the outside.

Surrounding Development. Directly surrounding the Mosaic District are other areas that offer more amenities. Inova hospital is also a hotspot in Northern VA for medical jobs. And they have expanded over the years.

• Home values. Homes close to the Mosaic District have seen a good boost to appreciation since 2013 when it was constructed.

• Inova Hospital. Just down the road is Inova, which is a huge employer in Northern VA, and has expanded over the years.
