The silver lining: an overview of the Silver Line metro and homes nearby

Since this was originally written, there has been a lot of activity with the silver line metro. And of course, a lot of activity with homes in the area.

The Silver Line Metro is now projected to be completed near mid – 2022 all the way through Ashburn.

2020 was anticipated to be a big year as many of the remaining unopened stations are being completed and expected to be functioning.

All stations should now be functioning by the completion of 2022.

If you are reading this from outside Northern VA, and wondering what the fuss is all about, these stops have been 20 years+ in the making.

Like them or love them (or not so much), Phase 2 of the silver line is moving right along. Here is an overview of the unopened stations that are coming in 2020.

New Metro Stops

Reston Town Center

This station will be in the median of the Dulles Toll Road (267); which all stops are except for the airport stop.

Commuters who live in the town center are eagerly awaiting this stop because of the walkability.

There are many “clusters” of townhomes in North Reston that have gone up in value quite a bit, and it is highly likely helped by the future of the Town Center metro stop.

There are single family homes and condos also in the area. If you are thinking of Reston, get in touch. It is one of the most unique areas in Northern Virginia. Of course, Reston has a silver line stop at Wiehle Rd already.

Herndon

This metro station station is right across from the existing park and ride in the median of the Toll Road (see a pattern here?)

This stop is walkable to the Worldgate Centre, where you could stop for a movie after your nice metro travel and get some food. It is also walkable to Amazon’s Web Services.

Herndon has some of the best “buy & hold” real estate investments in the area. I have helped multiple clients with investments in this area, the prices compared to the rents are very favorable.

Innovation Center

This stop is further west on the toll road, still in Herndon, although it is right on the edge of Dulles. This station is walkable to lots of offices, restaurants and apartments.

It is also walkable to hotels for visitors coming in from the airport. The Hyatt Regency is particularly nice.

Dulles International Airport

This is perhaps the most exciting stop there that is planned. The airport has been historically difficult & costly for out of town commuters to get into other areas of Northern Virginia and DC.

According to this website, there has been a plan to get a metro stop here since the 60s, with the original plan for it to be underground.

Well, now 50 years later, the metro stop is being completed. It will be above ground connected to the baggage claim.

Loudoun Gateway

This stop is just north of the airport, and very close to the master planned community in Ashburn called Brambleton. Brambleton is an award winning community with an awesome town center as well.

There are great homes available in Brambleton, and there are also builders with new homes still available as of this post. Another community very close to this stop is Broadlands.

Ashburn

Ashburn will be last western stop with this phase of the silver line.

Lots of construction has gone up around this stop, Loudoun Station is continuing construction around the metro with shops, parking, restaurants and residential units.

On the west side of the metro stop, Ryan Homes and NV Homes are building the Westmoore community.

The Completion

The WMATA is estimating that 2020 all of these stops will be taking passengers and operational, but many times a project as big as this runs into unexpected delays.

Update: it is now projected to be completed in Fall 2022.

Silver Line Metro Overview

The new Silver Line begins at the Largo Town Center stop in Upper Marlboro, Maryland, and runs alongside the Blue and Orange Lines until splitting off from the Orange Line at the East Falls Church stop in Falls Church, Virginia.

With 11 stops planned, only 5 along the Dulles Access Road have been completed so far, beginning with the McLean stop, and moving on to Tysons Corner, Greensboro, Spring Hill, and Wiehle-Reston East.

The McLean metro stop is located at 1824 Dolley Madison Boulevard, in the northeast section of Tysons Corner, at the northwest corner of the intersection of State Route 123/Dolley Madison Boulevard and Scotts Crossing Road. 

The station, as it is located in Tysons Corner, serves major shopping areas, the headquarters of Capital One, several US Government intelligence agency facilities, and various government contractors, as well as local residents.

Homes in McLean are exceptional, and the metro with the silver line extension improves the outlook.

With beautiful and spacious single family homes, townhomes, and condominiums, the McLean/Tysons area has something for every buyer.

Other Silver Line Stops: Tysons And Wiehle

The Evans Farm townhomes are an example of this, ranging from 3,900 square feet to as much as 5,700 square feet. With an average of 4 beds and 3 bathrooms, spacious open rooms, an elevator, outdoor deck and patio space, these townhomes are convenient as well as stunning.

The Tysons Corner stop is located at 1943 Chain Bridge Road. Placed at the intersection of State Route 123 and Tysons Boulevard, this station, although one of four within the Tysons area, is considered the main Tysons stop.

Within walking distance of both Tysons Corner Center and Tysons Galleria, this stop brings you right to the center of Tysons.

The housing in this area is all located a few blocks away from the metro station, due to the massive amount of stores and restaurants surrounding the station, the location is still incredibly convenient.

The Lillian Courts condos are located 4 blocks away, and range from 753 square feet to 1,100 square feet.

With 1 to 2 bedrooms and 1 to 2 bathrooms, these condos are perfect for the professional, with all the amenities and excitement Tysons Corner has to offer.

The Greensboro station is located at 8304 Leesburg Pike for the South Entrance, and 8305 Leesburg Pike for the North Entrance, and is considered part of West-Central Tysons Corner. The Pike Seven Plaza Shopping Center is just to the west and Tysons Galleria is to the east.

The Tysons Court Townhomes are located a few blocks away, and range from 1,500 square feet to 2,700 square feet.

With 3 to 4 bedrooms and 3.5 bathrooms, these townhomes also come with a fireplace, a deck, a fenced in yard, and a mostly brick exterior.

Condos Near The Silver Line Metro

The Spring Hill stop is located just up Route 7 from the Greensboro Station at 1576 Spring Hill Road. Nearby housing consists mostly of high quality condominiums.

The Rotonda Condominiums are located off of Greensboro Drive, and average around 1,300 square feet. Each condo has 2 bedrooms and 2 bathrooms, and the building’s amenities include 2 pools, a putting green, tennis and basketball courts, a kids play area, grilling space, walking trails, and a fitness and community center.

The Wiehle-Reston East Station was the last completed stop on this phase of the extension, and is located at 1862 Wiehle Avenue. There are a lot of homes in Reston near the silver line metro in this section. Most are easily driveable to the station.

The station rests in the median of Route 267, more commonly referred to as the Dulles Toll Road, and has two main entrances on either side of 267.

The Leeds Castle Apartments, located just a few streets away, average around 1,500 square feet and have 2 bedrooms and 2-2.5 bathrooms.

These condos are located within a gated community, and also come with a balcony, walk-out patio, and access to the pool and fitness center.

The Metro Silver Line extension will continue to increase the value of nearby homes over time. It makes all parts of the Nation’s Capital more accessible.

Conclusion

The silver line metro extension will go through Tysons Corner, Reston, Herndon and Ashburn, with multiple stops throughout.

The current expected completion date is Fall 2022.

The metro tends to bring more surrounding development and is generally positive for home values long term.
